According to Infomoney, the city of São Paulo has gained 1.000 new residential developments and approximately 210 apartment dwellers in the last five years.
According to a survey of the real estate market conducted by the Lello real estate agency, in 2008 there were 20 condominiums in the city, and last year the total number of buildings for residential purposes reached 21.
Residential condominiums already represent 37% of the total number of homes in the city, with a total of 1,47 million apartments – the average number of units per building is 70. Furthermore, the average condominium fee paid by residents of São Paulo is R$ 746.
Together, residential condominiums in the capital city generate R$ 13,2 billion annually, an amount exceeding the annual budget of Brazilian capitals such as Curitiba and Porto Alegre. Of this total, R$ 5,9 billion is allocated to employee salaries and labor charges, and another R$ 2,3 billion is spent on water consumption. The other main expenses of a condominium are electricity and maintenance and conservation contracts.
Region
The survey also indicates that, of the total number of residential condominiums in the city, 47,3% are located in the southern zone; another 33,4% are located in the western zone, 11,5% in the eastern zone, and 7,8% in the northern region of the capital.
PREMIUM QUALITY
The city has 15,1 "classic" condominiums, where the average monthly fee paid by residents is R$ 487. Another 2,5 buildings are of medium to high standard, with an average monthly fee of R$ 718.
Condominiums classified as "large complexes," with three or more towers, total 1.350; in these locations, the average monthly fee is R$ 250. There are 830 developments considered high-end, where the average monthly fee is R$ 1,3. Another 650 are of the "club" type, with an average fee of R$ 586. And there are also 120 "economic" condominiums, where the average monthly fee is R$ 95.
